How We Prepare Student HMOs for New Tenants

As summer rolls in, most students are winding down, heading home, or enjoying a much-needed break. But at Nouveau Living Group, it’s one of the busiest times of the year.

Why? Because the gap between tenancies is where the magic happens and when our HMO property management really comes into its own.

The Student HMO Cycle: More Than Just Tenants Coming and Going

Managing student HMOs isn’t just about collecting rent and handing out keys. It’s a carefully coordinated process of check-outs, deep cleans, compliance checks, inventory updates, and move-in readiness, all in a very short window.

We currently manage a growing portfolio of high-spec student HMOs across Gloucester, and every summer we follow a tightly-run schedule to ensure new tenants walk into a clean, functional, and welcoming home on Day 1.

What Happens Between Tenancies?

Here’s a peek behind the curtain at what goes into preparing one of our student properties during turnover season:

Deep Clean & Room Checks
Once tenants move out, we complete full inspections and deep cleaning. We provide outgoing tenants with a detailed Exit Pack in advance, including cleaning guidance and deposit deduction information, to minimise disputes and ensure a smoother handover.

Maintenance & Safety Compliance
From fixing minor snags to renewing gas safety certificates and carrying out fire risk assessments, we make sure everything is up to spec. Our team checks HMO licence conditions, replaces any missing inventory, and arranges PAT testing or EICR renewals as needed.

Room Re-Set & Staging
We strip and re-dress each room: furniture is checked, mattresses rotated, and everything reset to our “move-in ready” standard. Some of our properties are also professionally staged and photographed for marketing in the months ahead.

 Paperwork Finalisation
New ASTs are signed, guarantor forms collected, and holding deposit terms issued (especially if a property is undergoing refurbishment). We also gather council tax exemption forms from full-time students to ensure smooth handovers and minimal hassle for everyone involved.

Key Collection & Welcome Guide
We let tenants know exactly how and where to collect their keys, usually in person during their check-in / introductions. And because we’re local and responsive, tenants can reach us directly via WhatsApp if they have questions on day one.
